GZA completed a comprehensive, portfolio-wide environmental due diligence program in support of the client’s acquisition of 50 auto dealership and maintenance/repair facilities in New England, New York State, and New Jersey. GZA conducted ASTM-compliant Phase I Environmental Site Assessments (ESAs) to evaluate potential environmental liabilities.
Challenge
The large number of properties, their historic, automotive-related uses, and geographic diversity—as well as the tight transaction schedule—added complexity to the project.
Solution
GZA assembled a skilled team of environmental due diligence practitioners from its offices proximate to the target properties. The project team developed a streamlined assessment strategy that combined on-site reconnaissance, stakeholder interviews, historical land-use research, regulatory database reviews, and local agency coordination for each property. GZA’s environmental professionals performed detailed evaluations to identify Recognized Environmental Conditions (RECs), assess potential environmental risks, and document findings in a series of phased deliverables.
To support the compressed transaction timeline, GZA implemented a rolling-report approach, providing completed reports in batches rather than waiting for the entire portfolio to be finished, allowing the client to make informed decisions throughout the acquisition process. The entire portfolio was assessed within approximately one month, meeting the client’s schedule.
Benefit
GZA delivered a timely, consistent, and technically rigorous evaluation of the entire portfolio, allowing the client to move forward with greater confidence in a complex, multi-state acquisition.
