The Medical Office and Human Resource Offices renovation project was completed at a facility located in New England. The space historically operated as a bank and most recently a museum. The client selected this space to create new offices to support the expanding Human Resources and Medical departments. GZA was retained to provide Construction Management of the complete interior demolition and renovation project which also included PCB and asbestos remediation management, underground plumbing design, and lining of an existing sanitary drain line.
Challenge
It was necessary to identify a feasible underground sanitary drain line option to support discharges from new plumbing fixtures. Understanding the historical PCB contamination across the facility, all demolition activities and sub-slab plumbing would need to be carefully coordinated with clean restoration activities and conducted by appropriately certified personnel. Additionally, the project is located at the client’s headquarters which required uninterrupted sanitary service during construction due to the critical operations conducted at the facility.
Solution
GZA identified an inactive sanitary drain line that was in the vicinity of the renovation footprint and determined it was a good candidate for pipe lining. This drain line was previously closed due to its poor condition but lining the pipe with a cured in place pipe (CIPP) would allow the drain line to be reinstated. GZA worked with a specialty vendor to install the CIPP and reinstate the drain line with limited impact to facility operations. GZA also performed building materials sampling within the renovation footprint and identified specific locations of PCBs and asbestos. GZA’s Construction Management of all activities allowed the remediation and demolition of the identified building materials to be seamlessly coordinated with clean construction and facility operations.
Benefit
Utilizing GZA’s broad experience with Construction Management of both clean and remedial construction and our knowledge of the facility, we were able to develop an economical solution to service the new plumbing fixtures, manage the remediation, demolition, and renovation activities, and successfully construct the new spaces with limited impact to existing facility operations.
