Challenge

GZA was retained to complete Phase I Environmental Site Assessments (ESAs), Property Conditions Assessments (PCAs), and Phase II ESAs (if warranted) on 55 sites located across the United States—within an approximately eight-week window. The portfolio of properties included equipment service and rental facilities, bulk chemical suppliers, and material suppliers.

Solution

GZA completed the projects as multiple Phase I ESA/PCA tranches to stagger the work over multiple weeks. Concurrently, for six sites at which the Phase I ESA identified recognized environmental conditions, GZA conducted a Phase II ESA.

The PCAs also identified numerous sites with higher-than-expected immediate needs and/or life safety costs, providing the client negotiating leverage on the purchase price or informing their decision to remove the site from their final closing.

Benefit

Segmenting the portfolio into tranches allowed the client to evaluate specific properties earlier in their due diligence period prior to authorizing work on additional targets. This approach minimized expenditures, supported the tight turnaround time, and maintained manageable review schedules. The entire project was completed on budget and met the client’s needs within a compressed transaction timeline.
